Magkano ang Bahay na Kaya Ko?

Before you reserve a unit or pay a developer, know the house price your sweldo can really carry. Enter your income, any co-borrower, your other loans and the cash you have saved: you'll see the comfortable price, the Pag-IBIG maximum and the monthly amortization.

Uses Pag-IBIG's published rules: amortization up to about 35% of gross household income, loans up to ₱6 million, paid off by age 70. Your actual loan depends on Pag-IBIG's appraisal and approval.

Next steps: check your exact loanable amount on Virtual Pag-IBIG, see the month-by-month payment in the Pag-IBIG housing loan calculator, and compare with renting in rent vs buy. Keep an emergency fund of 3 to 6 months even after moving in.

Bago ka mag-reserve: a quick checklist

  1. Check your Pag-IBIG record. You need at least 24 monthly contributions (or a lump sum to complete them). See them on Virtual Pag-IBIG.
  2. Price the full move-in cost. Down payment, closing costs, reservation fee, and furniture or repairs.
  3. Read the developer's terms. Ask how long the down payment runs, what happens if your loan is denied, and which fees are refundable.
  4. Plan for repricing. When your fixing period ends, the rate can go up. Leave room in your budget.
  5. Keep your emergency fund. Don't empty your savings for the down payment.

Run the full monthly schedule in the Pag-IBIG housing loan calculator, compare with renting in rent vs buy, and protect the loan for your family with the life insurance calculator.

Frequently asked questions

How much house can I afford with a Pag-IBIG housing loan?

Pag-IBIG checks that your monthly amortization fits within about 35% of your gross monthly income, including any co-borrowers. From that payment, the interest rate for your fixing period and the number of years to pay, the calculator works out the largest loan, then adds the cash you have for the down payment and closing costs to get a house price.

What is the maximum Pag-IBIG housing loan?

Up to ₱6 million, depending on your capacity to pay, the appraised value of the property and the loan-to-value ratio. The calculator stops at ₱6 million; above that you would need a bank housing loan or a bigger down payment.

Can my spouse or a family member be a co-borrower?

Yes. Pag-IBIG lets you combine incomes with co-borrowers (for example a spouse, parent or sibling who is also a Pag-IBIG member). Adding their gross income raises what you can borrow, but everyone is responsible for the loan.

How long can I pay a Pag-IBIG housing loan?

Up to 30 years, as long as the loan is fully paid by the time the borrower turns 70. That is why the longest term goes down as your age goes up: at 50, the most is 20 years.

What cash do I need besides the down payment?

Closing costs: transfer tax, registration fees, documentary stamp tax, notarial fees and sometimes the developer's miscellaneous fees. They vary by city and property, so the calculator uses an estimate you can change. Ask the seller or developer for the exact list before you reserve.

Should I borrow the maximum?

Not necessarily. 35% of gross income is the most Pag-IBIG will allow, not what feels comfortable. A payment closer to 25% leaves room for bills, an emergency fund and the rate repricing after your fixing period ends. The calculator shows both.

Educational estimate only, not a loan offer or financial advice. Pag-IBIG approves loans based on your documents, the property's appraisal and loan-to-value limits. Closing costs are an estimate. Rates change; check Pag-IBIG for current rates.
